For investors, this is not only a transport topic. A smoother, larger and better-connected airport can strengthen destination appeal, support hospitality demand and improve the depth of a rental market.

A first extension to absorb current growth

According to Georgia’s Ministry of Economy, approximately 1,000 sqm of operational and administrative space will be added to the existing 8,000 sqm terminal. The combination of completed and ongoing works is expected to increase Batumi Airport’s overall capacity by around 22 to 25%.

This phase is designed to answer an immediate pressure point: passenger traffic has already risen sharply. The Ministry states that Batumi Airport handled 1,230,200 passengers in 2025, up 29% compared with 2024.

From about 1.3 million to 1.7 million passengers

International business press reports that TAV Georgia plans to invest around USD 5 million in modernising and expanding the current infrastructure. The stated objective is to add roughly 400,000 passengers of annual capacity, moving from around 1.3 million to 1.7 million.

The works cover both departure and arrival areas. Check-in counters are expected to increase from 14 to 18, while passport-control facilities are also being expanded. The goal is straightforward: reduce friction as Batumi attracts more visitors.

A broader vision: preparing a tourism gateway

This first extension should be distinguished from the broader vision being discussed for the airport. Plans also include expanding the existing terminal and potentially building a new one, with a much larger medium-term ambition.

Some local sources mention a possible capacity of up to 4 million passengers after a larger expansion phase. This figure does not describe the short-term 22 to 25% capacity increase alone, but a broader development trajectory.

Why it matters for Batumi real estate

Accessibility is a central factor in analysing a tourism-led real estate market. The easier a city is to reach, the wider its demand base can become: short-stay visitors, families, expatriates, investors, remote workers and regional travellers.

In Batumi, this is especially relevant because the city is positioning itself as a fast-changing Black Sea destination. The airport is not only an entry point; it influences rental demand, hotel occupancy and overall market depth.

A positive signal for operated assets

For managed residences, aparthotels and hospitality-linked projects, better airport infrastructure is a positive signal. It can support visitor flows, improve international visibility and encourage new routes.

But it does not validate every property purchase. A serious real estate project still needs to be assessed through location, price, operator, charges, contract terms, delivery schedule and realistic yield assumptions.

What investors should remember

The airport expansion confirms a structural trend: Batumi is absorbing real tourism growth and is trying to align its infrastructure with that growth. This is positive for the market, but it is not an automatic yield guarantee.

The right reading is simple: the airport strengthens Batumi’s macro context, while investment quality is still decided project by project. For buyers, the key is to connect this dynamic to a specific asset, in a specific area, with a realistic operating model.
